SMALL AND FULL REFURBISHMENT
Working with a network of contractors both in the UK and Italy, we cover small refurbishment including light upgrades such as painting, flooring, kitchen/bathroom refreshes, lighting, and minor repairs, where we will improve the look of your property without structural changes. Full refurbishment covers a complete overhaul, including layout changes, plumbing, electrics, insulation, windows, and finishes, transforming the property inside out.
LEGAL AND MORTGAGE ADVICE
Dimora Studio has worked with several solicitors, conveyancers and property lawyers in the UK and Italy, who will check ownership and title planning permissions/building compliance; debts, liens, or restrictions; contracts and the completion process.
The team will help you borrow safely and on the best terms with our UK mortgage advisor to compare lenders and rates; handle applications and approvals; and explain tax and repayment implications.
FEASIBILITY STUDY: ADVISING ON NECESSARY APPLICATIONS
Identifying the permits, licenses, and clearances required for a project to proceed, our team will review the legal and regulatory requirements; identify mandatory applications (e.g. planning permission, environmental issues) and assess costs and potential risks.
This will help us understand whether the project is practically and legally achievable before committing to purchasing the property.
PRELIMINARY SURVEY: APPLYING FOR PLANNING PERMISSION
Assessing site conditions and constraints early on, this survey collects basic site data (location, boundaries, access, utilities); identifies planning constraints (zoning, setbacks, environmental issues) and highlights any potential issues before formal submission. This reduces risk and improves the chances of planning approval.
PREPARING A WORKING PLAN, EVALUATIONS, AND SUBMISSION OF PROJECTS TO THE APPROPRIATE AUTHORITIES
This phase involves organising and presenting a project for official approval. Our team will develop a clear working plan with design, schedule, and resources; conduct technical, financial, and environmental evaluations; and submit the project with the required documents to ensure the project meets regulatory and approval requirements.
CONSTRUCTION AND ACCOUNTING SUPERVISION
To ensure the project is built correctly and costs are controlled, our production managing team will monitor construction quality, progress, and compliance with plans; supervise costs, payments, and financial records; and ensure work stays on schedule, within budget, and according to regulations.
PROJECT MANAGEMENT TENDERING
This phase will coordinate and manage the project and the final contractor team for successful project delivery. The team will plan, organise, and control scope, time, cost, and quality of the overall project; prepare tender documents; and manage the bidding process.
